Oversees work crews and monitors contract labor
•
Assumes responsibilities of the property and maintenance staff in the absence of the Maintenance Supervisor
•
Other responsibilities, duties, and skills may be required and assigned, as needed
•
These essential functions require presence in the workplace on a regular basis and regular attendance must be maintained
•
Inspects and troubleshoots situations to determine appropriate action to correct or repair appliances, plumbing, electrical fixtures, gas lines and HVAC Equipment
•
Conducts quality control of vacant units, make readies, preventive maintenance inspections (PMI's) and work orders
•
Issues instructions, supplies and keep inventory; assists contractors in issuing supplies
•
Guides, monitors, trains and supervises maintenance technicians and apprentices in the performance of assigned tasks
•
Makes calls, solicits bids, and creates scope of work for work not covered by general maintenance contracts
•
Receives bids for work to be completed by contractors
•
Conducts both walk-through and windshield inspections of properties, play grounds, elevators, boilers, fire alarms systems including troubleshooting of systems
•
Maintains inventory and other records on appliances and equipment
•
Coordinates maintenance work to be performed with other divisions, the warehouse and development and technical service support
•
Generates work orders
•
Performs other duties as assigned
